Mr. Garner has served as our Senior Vice President, Acquisitions since March 2024. Mr. Garner has been with Broadstone since December 2018 and previously served as the head of industrial acquisitions for the Company. Mr. Garner’s primary responsibilities include overseeing all acquisition and build-to-suit development activities of the Company, including identifying, analyzing, and acquiring investment opportunities. Prior to joining the Company, Mr. Garner served as a Vice President at SunTrust Robinson Humphrey (now Truist Securities) in Atlanta, Georgia as a member of the firm’s Structured Real Estate group from 2012 to 2018, where he helped the team create a programmatic build-to-suit platform, led the team’s transaction structuring, dispositions and CTL placements and closed $2+ billion in net lease transactions across office, industrial and retail asset types. Prior to joining SunTrust Robinson Humphrey, Mr. Garner worked in Marsh’s property practice in Atlanta, Georgia from 2007 to 2010. Mr. Garner holds a BBA in Risk Management and MBA in Finance from the University of Georgia.
Mr. DeLuca has served as our Vice President, Construction & Development since October 2023. Mr. DeLuca’s responsibilities include analyzing construction design, building specifications, construction drawings, construction risk management, ongoing maintenance and reserve underwriting, and the redesign and repurposing of existing assets within Broadstone’s portfolio in addition to managing Broadstone’s construction execution partners. Mr. DeLuca has been with the company since September 2018 and previously served as Vice President, Development & Due Diligence and Vice President, Capital Improvements. Prior to joining the company, Mr. DeLuca served as a Project Architect at SWBR, where he was responsible for project design and management with a focus on civil, emergency response, commercial, multi-residential housing, and restoration projects. Mr. DeLuca also brings architectural and design experience from HBT Architects, The Crestuk Group, and NH Architecture. Mr. DeLuca is an Architect member of AIA and holds a B.A. in Architectural History and a Masters of Architecture from SUNY Buffalo.
Mr. DeLemos has served as our Vice President, Build-to-Suit Development since December 2024. Mr. DeLemos’ responsibilities include identifying, analyzing, and acquiring build-to-suit (BTS) opportunities and growing BNL’s BTS program. Prior to joining the company, Mr. DeLemos served as a Senior Director in the Structured Real Estate group for Truist Securities, where he led structuring and execution for developer and lease initiatives, along with executing BTS transactions through developer and tenant relationships within the bank. During his tenure, Mr. DeLemos executed over $2.0 billion in transactions from acquisition through disposition, including industrial, BTS transactions totaling more than 7.0 million square feet. Mr. DeLemos also brings experience as Vice President in Truist’s Leveraged Finance group where he executed over $6.8 billion in left lead transactions in support of M&A financings, leveraged buyouts, dividend recapitalizations and other refinancing transactions. Mr. DeLemos holds a B.S. in Economics from Vanderbilt University and a MBA from the University of Notre Dame with concentrations in Investments & Corporate Finance.
Mr. Rahaeuser has served as our Vice President, Acquisitions since January 2025. Mr. Rahaeuser’s responsibilities include identifying, analyzing, and acquiring retail investment and build-to-suit opportunities. Mr. Rahaeuser has been with the company since May 2022, and previously served as Director, Acquisitions. Prior to joining the company, Mr. Rahaeuser served as Vice President, Underwriting at VEREIT (formerly NYSE: VER) and its predecessor Cole Capital, where he oversaw the organization’s underwriting and due diligence process with a focus on sale-leaseback, private equity backed single tenant retail assets. Mr. Rahaeuser began his career in public accounting focused on audit and assurance with KPMG. Mr. Rahaeuser holds a B.A. in Economics and Political Science from the University of Pittsburgh and a post-baccalaureate certificate in accounting from the University of California.
